Mercedes hires Valmet to build more A-Class cars

* Daimler has 40,000-plus orders for new A-Class

* Compact cars key to Mercedes closing gap on BMW, Audi

FRANKFURT, July 24 (Reuters – Daimler has
awarded independent Finnish car manufacturer Valmet Automotive a
contract to build more than 100,000 of its Mercedes-Benz A-Class
compact cars from 2013 to 2016, the German automotive group said
on Tuesday.

Daimler has received more than 40,000 orders for the
A-Class, a volume model critical to its plans to close the gap
with larger rivals BMW and Audi, it said.

«Our new compacts are so popular with our customers that the
Rastatt and Kecskemet plants are completely utilised. We signed
Valmet as an experienced production specialist who will provide
us with additional A-Class capacity as of 2013,» Mercedes
production chief Wolfgang Bernhard said in a statement.

Daimler said last week that it would invest a further 600
million euros ($727 million by the end of next year in its
Rastatt plant in Germany and add a third shift in October.

Bernstein analyst Max Warburton argues that it was Mercedes
decision not to enter all market segments that has contributed
primarily to its weak volume gains relative to BMW and Audi,
forcing it to rely on higher sales of its existing models.

«Incremental models account for only 15 percent of Mercedes’
growth over the past three years, versus BMW at over 90 percent
and Audi at 115 percent,» he wrote in a note earlier this month.

The need to outsource some production to third-party
contractors such as Valmet highlights the significant split in
the industry between the successful German premium brands and
their mass-market European peers, which are suffering from too
much spare capacity.

Whereas PSA Peugeot Citroen and General Motors
have each said that they aim to close a plant in Western
Europe, BMW is in talks with Netherlands-based manufacturer
NedCar to build premium Mini subcompacts in addition to two Mini
models already built by Magna Steyr in Graz, Austria.

Valmet Automotive, which also makes the Fisker Karma
electric vehicle and is 60 percent owned by Finnish conglomerate
Metso, said that the new contract with Daimler will
allow it next year to call back 300 to 400 employees who had
been laid off temporarily. It also hopes to be able to hire
hundreds more new employees from 2014.

«We are very excited to manufacture for one of the world’s
most recognised automotive brands,» Valmet President Ilpo
Korhonen said.

VINTAGE: Mercedes 300SL Marks 60 Years


This year, Mercedes-Benz celebrates the 60th anniversary of the 300SL, the history of the manufacturer’s most iconic model starting in 1952 with the 300SL Competition Coupe.

Loosely based on a production drivetrain, the car featured a bespoke space-frame chassis and aluminum body. Because of the height of the chassis, conventional doors could not be fitted and the car instead featured the now legendary "gullwing" doors. Despite its production roots, the 300SL proved very successful on the track, taking victories in the 24 Hours of Le Mans and the Carrera Panamericana.

For the anniversary celebrations, Mercedes-Benz Classic has restored the oldest existing 300SL, the second prototype built. It is unusual because of its original door configuration, which ended at the waistline.

Playing our part in the 300SL’s anniversary, we have gone through our archive to compile a of the original W194. Four different chassis are pictured, including the recently restored prototype and the Le Mans winner. The cars are pictured at some of the world’s most prominent events, such as the Goodwood Festival of Speed, the Monaco Historic Grand Prix, Retromobile and the Pebble Beach Concours d’Elegance.

Mercedes-Benz dominated Grand Prix racing in the second half of the 1930s, bolstered by a seemingly unlimited budget. A few years later, there was little left of the company other than a pile of rubble. In record time, the factory was rebuilt and the racecar designers set about development of a new competition model.

By 1950, the German company was in well-enough shape again to consider racing. Two of the 1930s Grand Prix cars were refurbished and entered in a number of Formula Libre races, but with little success. In the summer of 1951, the green light was given for the development of a new racing car, be it on a tight budget.

For various reasons, Grand Prix racing was not an option. Mercedes-Benz instead used some parts of the production cars to build a sports racer. What was brand new: a ground-breaking tubular space-frame chassis that combined low weight with superior rigidity compared with the traditional ladder frame.

Suspension was equally advanced with double wishbones and coil springs at the front, and swing axles with coil springs at the rear. The Mercedes-Benz designers decided to break with convention by fitting a coupe body to reduce drag and improve top speed.

They had to overcome the unusual high sides of the space-frame chassis, which did not allow for normal doors. Instead they fitted doors recessed into the roof with hinges at the top, which were quickly referred to as "gullwing" doors.

Smart Holding on the purchase of Public Joint Stock Company (PJSC Bank
Forum from Commerzbank AG.

A sale and purchase agreement regarding Commerzbank’s stake in PJSC Bank
Forum of approximately 96 per cent was signed by the contract partners on
Monday, 30th July 2012, in Kiev. The transaction is still subject to the
approval of the regulatory authorities.

With about 500,000 clients and more than 100 branches, PJSC Bank Forum is
one of the largest banks in the Ukraine for private and corporate
customers. Commerzbank held the majority stake in the bank since 2008.

Smart Meters Are Key To A Smart Grid

A well-designed smart grid is critical to the clean energy revolution we need – enabling significantly greater use of clean, renewable, domestic energy resources and improved air quality to protect the health of millions of Americans now harmed by dangerous air pollution.

Smart meters are a key component of the smart grid.  They unlock air quality, climate pollution and public health benefits by enabling two-way, real-time communication that gives households, small businesses, manufacturers and farmers (and the utilities that serve them the information they need to cut energy use and electricity costs.  These devices help ensure that every day energy users reap the many benefits of the smart grid.

However, as a recent PBS NewsHour report explained, some activist groups and individuals in areas where smart meters have been deployed have expressed concerns over exposure to radio frequencies (RFs resulting from the use  of this technology.  EDF supports further research and opt-out programs for those concerned.   But what is missing from the PBS report is a clear account of the current, available scientific evidence on smart meters and health.  EDF uses the best available science in all of its programs, and our smart grid initiative is no exception.  

I am a member of EDF's science team out of the San Francisco Bay Area and have dug deep into the peer-reviewed literature on health effects of smart meters, as well as independent assessments by agencies and industry groups and reports from government agencies.  Here is what we know:

Research shows that every day humans come into contact with RFs from a wide variety of sources, including – but not limited to – wireless or cellular phones, microwaves, wireless internet routers, hair dryers, baby monitors and wireless laptops.  Each has varying levels of exposure that depend on the technology and – importantly – on distance from the source.

One example in our daily lives is the use of a cell phone.  A study by the Electric Power Research Institute (EPRI found that during a call, cell phones held at the ear generate exposure levels between 1000-5000 microwatts per square centimeter (µW/cm2.  In comparison, when transmitting, smart meters create exposure levels of approximately 8.8 µW/cm2.  And that's if a person is standing right in front of the meter.  In homes and businesses, people are much farther away from their electric meter, so exposure levels are far lower.  This means that a cell phone call exposes a person to hundreds of times more RFs than a transmitting smart meter.  Moreover, smart meters only transmit signals roughly 2-5% of the day (approximately 30-70 minutes.

The chart to the right (units in µW/cm2, from a report by the California Council on Science and Technology, puts smart meters in context with other RF emitting technologies.  Keep in mind that this chart compares smart meters at a hypothetical maximum exposure level with transmission occurring during 100% of the day.  Even at these hypothetical maximums, exposure from smart meters is significantly lower than other technologies already in use.

Assessments also show that impacts from RFs come in two forms, thermal (heat-related and non-thermal.  The Federal Communications Commission (FCC sets safety standards for thermal impacts.  Smart meter exposure levels fall well below the FCC's limits for safety for thermal impacts.  As for non-thermal impacts, the cumulative impacts of low-dose, long-term exposure are uncertain.  To date, there is no scientific evidence of non-thermal impacts from smart meter RF emissions.  EDF supports continued research on any possible health impacts of all RF emitters, but given the current standard for thermal impacts and uncertainties of non-thermal impacts, there is no evidence that the public would benefit from additional standards.

EDF's number one priority is environmental and public health safety.  We advocate for a "smart grid done right" to quote a message by EDF's President Fred Krupp, and we are not alone in this effort.   Though the PBS NewsHour story references "environmentalists" broadly opposed to a smarter grid, EDF is one of many environmental organizations strongly advocating for grid modernization as the clear path to lessening our dependence on fossil fuels and moving us toward a clean, healthy, low-carbon energy system.  Our science team will continue thorough assessments of the best available science on this topic and our work with utilities, regulators and the smart grid industry to protect the environment and the health of customers.

Heart Smart recipe: Key Lime Pie

8 / 10 minutes / 45 minutes

1 cup crushed reduced-fat vanilla wafers

1 tablespoon sugar

2 tablespoons trans-fat-free margarine, melted

1 can (14 ounces fat-free sweetened condensed milk

1 egg

6 tablespoons bottled key lime juice

8 tablespoons reduced-fat whipped topping

8 fresh strawberries, hulls attached and sliced into a fan

Preheat the oven to 350 degrees. In a small bowl, stir together the vanilla wafer crumbs, sugar and margarine until crumbly. Press mixture over the bottom and up the sides of an 8-inch pie pan. Bake crust for 6 to 8 minutes or until golden brown. Transfer crust to a cooling rack and let cool for at least 10 minutes before filling.

In a medium bowl, whisk together the sweetened condensed milk, egg and lime juice. Pour mixture over the cooled crust. Return to the oven and bake for 10 to 15 minutes. Allow pie to cool completely. To serve, top each slice with 1 tablespoon whipped topping and garnish with 1 strawberry fan.

Coro Submits an Update to Its Approved Environmental Impact Study for the San …

VANCOUVER, BRITISH COLUMBIA, Jul 30, 2012 (MARKETWIRE via COMTEX –
Coro Mining Corp. («Coro» or the «Company»
is pleased
to announce that it has submitted an update to its approved
Environmental Impact Study («EIS» to the government of Mendoza,
Argentina, in relation to the San Jorge Bi-provincial Leach Project
(«the SJBP Leach Project». The results of the Company’s Preliminary
Feasibility Study for this Project were announced in our news release
dated March 5th 2012.

The SJBP Leach Project comprises a rock quarrying operation in
Mendoza province together with a processing plant located in San Juan
province, for the production of up to 25,000 tonnes per year of
copper in cathode. The update describes the impacts and operation of
the proposed railway line to transport ore from the San Jorge quarry
to a planned solvent extraction/electro-winning plant located in San
Juan. The aspects of the approved EIS related to the original San
Jorge flotation project are unchanged and will be held in abeyance
until such time as that project is able to proceed. The Company is
confident that the SJBP Leach Project can be executed in an
environmentally responsible manner to the lasting economic and social
benefit of the Provinces of Mendoza and San Juan. In addition, the
project has the potential to more than satisfy Argentina’s current
consumption of copper, and thus could be developed in accordance with
the country’s policy of reducing imports.

San Jorge Legal Update

As stated in our news release of April 17th 2012, the Company
requested that Oikos, a local environmental NGO opposed to the
project, issue a public retraction of certain defamatory remarks made
by it during the EIS approval process in 2011 and make a donation to
a charity of our choosing. Unfortunately, no such retraction was
forthcoming and so Minera San Jorge has initiated legal proceedings
against Oikos and its representative, Eduardo Sosa, for defamation
and libel, and is seeking consequential damages. Coro maintains its
rights to seek legal redress and compensation from the Mendoza
government and certain other individuals, resulting from the unlawful
denial of the ratification of the Company’s valid and approved EIS in
August 2011.

The 7722 law, which required the ratification of the Company’s
approved EIS, is currently subject to legal challenges of its
constitutionality by Coro and several other parties. These lawsuits
are now approaching the final stages of court proceedings and the
Company continues to anticipate a judgment in the second half of
2012. In the event that the courts find that the law is indeed
unconstitutional, the denial of legislative ratification of the
Company’s EIS for the San Jorge flotation project may be deemed to be
null and void.

THE next 30 days will determine the future of the Great Keppel Island Revitalisation Plan with the development’s approval dependant on support for the environmental impact statement.

The EIS was the result of two years work by more than 90 technical experts. The 4779 page document was released for public comment yesterday.

GKI Revitalisation Plan development manager Anthony Aiossa said the EIS was an integral part of the planning process and encouraged people to take advantage of the submission period.

«We want to work together to create the best plan for the whole community,» he said.

«The GKI Revitalisation Plan could be a new beginning for not just Great Keppel Island, but the Queensland tourism industry as a whole.

Final EIS released on gas project

The final environmental impact study has been released on the Point Thomson gas project on the North Slope.

The Fairbanks Daily News-Miner (http://is.gd/hPyn7K says the study’s release is the last step before the federal government can give the project the go-ahead.

The U.S. Army Corps of Engineers released the final environmental impact study for the ExxonMobil Corp.’s gas project on Friday. The 500-page report reviews a wide range of topics, from water quality to marine life to recreation.

The Corps of Engineers has until the end of August to review the project and file a decision.

Point Thomson is estimated to contain 8 trillion cubic feet of natural gas, about 300 million barrels of gas condensate liquids and some traditional crude oil.

EIS loses nursery legal challenge

A teaching union has lost a legal challenge to stop Scotland’s largest council from appointing non-teachers as heads at its nursery schools.

The Educational Institute of Scotland (EIS claimed Glasgow City Council’s new policy was illegal.

It said nurseries should have at least one registered teacher and Glasgow’s approach would leave some without any.

But a judge at the Court of Session in Edinburgh ruled the union had failed to establish the decision was unlawful.

The EIS sought an order preventing the council from appointing new heads who were not registered teachers at 10 nurseries catering for three to five-year-olds.

The union also wanted the Court of Session to set aside a decision introducing a policy where the post could be held by individuals without teaching qualifications.

The court heard that until recently, each of the 55 nursery schools in the area has been managed by a head who is a registered teacher.

However, in the summer of last year, the heads at Pikeman and Bonnybroom nursery schools retired and the council filled the vacant posts with non-teachers.

In April this year, the authority advertised for heads at a further 10 nursery schools on different terms and conditions with no requirement that the holder of the post be a teacher.

The EIS challenged the legality of the move where they maintained no other registered teacher was employed on the staff.

The council agreed not to appoint non-teachers ahead of the outcome of the legal challenge brought by the union.

Ronald Clancy QC, for the union, argued that the opening of the posts to non-teachers could only be seen as «a major change of policy» by the council.

The appointment of non-teachers to the 10 posts advertised would result in those nursery schools having no registered teacher employed at them.

He maintained that would contravene teaching regulations which required the employment of adequate numbers of teachers in schools under their management.

Mr Clancy argued that an establishment that employs no registered teachers cannot be regarded as a school.

The adoption of the policy by the council and its application amounted to a closure proposal with attendant requirements such as consultation, which had not been carried out.

He maintained that the appointment of someone other than a registered teacher as head of the schools would be unlawful.

The EIS also claimed that there had been a failure to adequately consult on the proposal.

Gerry Moynihan QC, for the council, said that from Scottish government guidance on pre-school teachers, it could be seen that deciding what was an adequate number of teachers in an education authority’s schools was a matter for its discretion.

He said there was no need for a teacher to be the head of the establishment and teaching provision could be met by peripatetic staff.

Lord Brodie said: «The decision as to what are ‘adequate numbers of teachers in the schools under their management’ is clearly a matter for the discretion of education authorities, having regard to the whole circumstances of each school.

«There is scope to utilise the services of peripatetic teachers.»

The judge said the EIS case depended on the proposition that regardless of what judgement may be made by the education authority every nursery school must have a full-time teacher as a matter of law.

Lord Brodie said: «I consider that proposition to be unsound. There has not been any such requirement since 2003.

Mercedes hires Valmet to build more A-Class cars

FRANKFURT, July 24 (Reuters – Daimler has
awarded independent Finnish car manufacturer Valmet Automotive a
contract to build more than 100,000 of its Mercedes-Benz A-Class
compact cars from 2013 to 2016, the German automotive group said
on Tuesday.

Daimler has received more than 40,000 orders for the
A-Class, a volume model critical to its plans to close the gap
with larger rivals BMW and Audi, it said.

«Our new compacts are so popular with our customers that the
Rastatt and Kecskemet plants are completely utilised. We signed
Valmet as an experienced production specialist who will provide
us with additional A-Class capacity as of 2013,» Mercedes
production chief Wolfgang Bernhard said in a statement.

Daimler said last week that it would invest a further 600
million euros ($727 million by the end of next year in its
Rastatt plant in Germany and add a third shift in October.

Bernstein analyst Max Warburton argues that it was Mercedes
decision not to enter all market segments that has contributed
primarily to its weak volume gains relative to BMW and Audi,
forcing it to rely on higher sales of its existing models.

«Incremental models account for only 15 percent of Mercedes’
growth over the past three years, versus BMW at over 90 percent
and Audi at 115 percent,» he wrote in a note earlier this month.

The need to outsource some production to third-party
contractors such as Valmet highlights the significant split in
the industry between the successful German premium brands and
their mass-market European peers, which are suffering from too
much spare capacity.

Whereas PSA Peugeot Citroen and General Motors
have each said that they aim to close a plant in Western
Europe, BMW is in talks with Netherlands-based manufacturer
NedCar to build premium Mini subcompacts in addition to two Mini
models already built by Magna Steyr in Graz, Austria.

Valmet Automotive, which also makes the Fisker Karma
electric vehicle and is 60 percent owned by Finnish conglomerate
Metso, said that the new contract with Daimler will
allow it next year to call back 300 to 400 employees who had
been laid off temporarily. It also hopes to be able to hire
hundreds more new employees from 2014.

VINTAGE: Mercedes 300SL Marks 60 Years


This year, Mercedes-Benz celebrates the 60th anniversary of the 300SL, the history of the manufacturer’s most iconic model starting in 1952 with the 300SL Competition Coupe.

Loosely based on a production drivetrain, the car featured a bespoke space-frame chassis and aluminum body. Because of the height of the chassis, conventional doors could not be fitted and the car instead featured the now legendary "gullwing" doors. Despite its production roots, the 300SL proved very successful on the track, taking victories in the 24 Hours of Le Mans and the Carrera Panamericana.

For the anniversary celebrations, Mercedes-Benz Classic has restored the oldest existing 300SL, the second prototype built. It is unusual because of its original door configuration, which ended at the waistline.

Playing our part in the 300SL’s anniversary, we have gone through our archive to compile a of the original W194. Four different chassis are pictured, including the recently restored prototype and the Le Mans winner. The cars are pictured at some of the world’s most prominent events, such as the Goodwood Festival of Speed, the Monaco Historic Grand Prix, Retromobile and the Pebble Beach Concours d’Elegance.

Mercedes-Benz dominated Grand Prix racing in the second half of the 1930s, bolstered by a seemingly unlimited budget. A few years later, there was little left of the company other than a pile of rubble. In record time, the factory was rebuilt and the racecar designers set about development of a new competition model.

By 1950, the German company was in well-enough shape again to consider racing. Two of the 1930s Grand Prix cars were refurbished and entered in a number of Formula Libre races, but with little success. In the summer of 1951, the green light was given for the development of a new racing car, be it on a tight budget.

For various reasons, Grand Prix racing was not an option. Mercedes-Benz instead used some parts of the production cars to build a sports racer. What was brand new: a ground-breaking tubular space-frame chassis that combined low weight with superior rigidity compared with the traditional ladder frame.

Suspension was equally advanced with double wishbones and coil springs at the front, and swing axles with coil springs at the rear. The Mercedes-Benz designers decided to break with convention by fitting a coupe body to reduce drag and improve top speed.

They had to overcome the unusual high sides of the space-frame chassis, which did not allow for normal doors. Instead they fitted doors recessed into the roof with hinges at the top, which were quickly referred to as "gullwing" doors.

Mercedes-Benz Selects Plug Power Fuel Cell Technology for Lift Truck Fleet

(MBUSI has purchased 72 GenDrive(R hydrogen fuel cell units to operate its Hyster electric lift truck fleet in Tuscaloosa, Alabama. Mercedes aims to oust BMW as top luxury brand

Daimler AG’s Chief Executive Officer Dieter Zetsche enters a new Mercedes A-class car at the Mercedes plant in Rastatt, Germany.

It's one of the most bitter battles in the American automotive marketplace, and it pits two of Germany's luxury automakers in a grab for the brass ring.   But this year, Mercedes-Benz is betting it can topple rival BMW to become the best-selling luxury automotive brand in the world's largest high-end market.

But volume alone isn't the measure of success, said Mercedes' top American executive. The maker is looking at significant future growth that it hopes will also position it as the industry leader in terms of gross margins.

And key to that growth, said Mercedes-Benz U.S. Chief Executive Steve Cannon, is a wave of new products that will not only cover existing market segments but also some "white space" areas where the luxury maker currently doesn't participate.

"The breadth and depth of our lineup is one of our strategic advantages," Cannon explained.

The executive has been spending much of the week in Santa Fe, where Mercedes is giving automotive journalists their first drive in the second-generation GL sport-utility vehicle. It joins an array of newly upgraded models such as the bigger G-Wagen, smaller GLK and the brand's top-selling truck, the ML.

When the latter model was introduced a little more than a decade ago, skeptics scoffed. But it wasn't the first time Mercedes had defied conventional wisdom when entering a new segment. It took a several-year-long debate before it launched the compact C-Class back in the 1980s. That model is now one of the German maker's strongest offerings. 

Meanwhile, the ML, GL and the rest of the SUV lineup now account for nearly 45 percent of Mercedes' total U.S. sales. And sales would be even higher, contended Cannon, were it not for capacity constraints at the automaker's assembly plant near Tuscaloosa, Ala.   Dealers currently have a 26-day supply of the ML on hand — less than half the industry average of 60 to 65 days.

The strong demand for Mercedes' crossover/SUV models might take some people by surprise considering the run-up in fuel prices earlier this year.  As the numbers on the pump pushed past $4 a gallon in some markets — with some analysts forecasting the figures would eventually nudge $5 and even $6 — overall light truck sales briefly tumbled. But since prices peaked in early April, demand has largely bounced back.

That's not to say Mercedes is ignoring the potential disruption another petroleum spike might have. Nor can it dismiss the impact of the tough new emissions and mileage standards being enacted in major markets such as the U.S., Europe, Japan and China.

"They will require smaller cars," says Cannon, a West Point graduate and former Army artillery officer.

The automaker recently gave a hint of what is in store at the low end of the market where it is completely updating its smallest model, the A-Class. And, significantly, at least one version — the coupelike CLA sedan — will be earmarked for the U.S. market, the first time one of the A-Class models will come to the U.S.

Such models are intended to not just satisfy the demands of regulators but to meet the needs of a new generation of buyers who are looking for smaller — and decidedly more high-tech products.  Mercedes has traditionally positioned itself as a leader in technology, and it is investing billions to maintain that brand image. The new GL, for example, introduces such features as Collision Avoidance and Crosswind stabilization.  The former can alert a driver to a potential crash, the latter helps to keep the big crossover in its lane even in the harshest wind storm.

But what may appeal even more to first-time Gen-X and Millennial luxury buyers is the mBrace2 infotainment system that can pair up with a motorist's smartphone to play apps like Pandora through the car's sound system — and even use voice commands for texting.

While new products and technology will be critical to Mercedes' growth plans, Cannon admitted that the maker must also improve the way it treats customers in the showroom and service bay. "If we look in the mirror and be honest we have to admit we're not doing well enough," he said.

The maker has been staging a series of meetings with dealers across the country aimed at improving customer handling. Dealers, in turn, have spent about $1.5 billion to upgrade more than 90 percent of U.S. showrooms. The results appear to be paying off.

"Mercedes sets the benchmark," said Fran O'Hagan, whose Pied Piper Prospective survey uses thousands of so-called "mystery shoppers" to measure how manufacturers are handling the sales and service process. Mercedes bested such stalwart competitors as BMW, Lexus and Audi in results released earlier this month.

And that's apparently helped it gain a leg up on BMW. It held a 2,000-unit lead over the Bavarian automaker for the first half of 2012 after narrowly losing the U.S. luxury sales crown in 2011. Anything can happen, especially if rivals BMW or Lexus ramp up incentives spending, Mercedes officials admit.  But it's clear they are ready to pull out the big guns to grab the ring this time.

Ironically, Cannon admitted that being No.1 likely "won't sell one more car" for the brand, even though Americans do like to associate with winners.  The more important goal, the executive said, is to ensure maximum margins by protecting the image of the vaunted Mercedes tri-star logo.

"Profitability is definitely more important," agreed analyst Aaron Bragman, of IHS Consulting, though he believes Mercedes "probably" will land on the top of the luxury hill this year.

And the key to maintaining that, he said, is ensuring that new products like the CLA — and updated offering like the next-generation S-Class and refreshed E-Class due next year — beat customers expectations.

Groth Group purchases plots in Berlin from CA Immo

CA Immo is selling a package comprising various sites in Berlin to the Berlin-based Groth Group for approximately €12 m. The package sold to the Groth Group, which specialises in residential properties, comprises two development areas: the site in Lichterfelde-Süd and the Flottwell Living project at the new Gleisdreieck park in Berlin, both of which have strong potential for residential construction across a combined surface area of 975,600 sqm².

Meanwhile Europacity, the district developed by CA Immo, has attracted another company: 50Hertz, the transmission system operator responsible for northern and eastern Germany. 50Hertz plans to construct a new corporate headquarters to accommodate up to 600 employees on the centrally located, 8,145-sqm site opposite Berlin’s main station for a total investment price of €13.2 m.

According to Dr. Bruno Ettenauer, Chief Executive Officer of CA Immo, "These sales are an extension of our portfolio strategy. While focusing on office properties, we continue to pursue our aim of significantly reducing the proportion of development sites, which we call the land bank, in the portfolio".

Among the new tenants in the Skygarden property are the companies JDA Technologies GmbH (approx. 380 m² and TriStyle Mode GmbH Co. KG (approx. 385 m². Moreover, forum baucultur has extended its existing rental contract by a further 385 m² of office space. In the Ambigon property, rental contracts have been concluded with München Lohengrin Ballettakademie (approx. 425 m², Troi GmbH (approx. 290 m², the orthodontics surgery Dr. Thaller (approx. 230 m² and Café Luca (approx. 125 m².

"Over the past few months, we have noticed a significant increase in the demand for office space in locations near the city centre connections", said Tobias Jauch, Head of Asset Management, CA Immo Munich, explained. CA Immo sells more plots in Berlin

The planned liquidation of land reserves in Berlin by CA Immo is gathering pace: in addition to the transactions worth around € 25.2 million reported on 16 July [we reported], further sales with an approximate volume of € 24 million have been contractually agreed. The Groth Group is investing in a second parcel of land in Berlin, and another investor has come forward for a plot of land in the Berlin district of Europacity.

The sale of a second real estate package to the Berlin-based Groth Group has been finalised: the company, which specialises in residential properties, is taking control of additional development areas with strong potential for residential construction. The second package comprises plots with a total surface area of just under 88,000 sqm and includes a parcel of land in the Europacity district (which was developed by CA Immo and the development zone on Lehrter Strasse, north of Berlin's main station.

Another plot spanning 2,800 sqm in the Europacity quarter has been sold to Michael Haentjes, chief executive and principal shareholder in the listed entertainment group Edel AG. An artistic cube with gross floor space of roughly 6,500 sqm will be created on the site over the next three or four years. The building will accommodate the book publishing companies of Edel AG, which are located across Germany, thereby providing a base for various interested publishers and other related organisations.

According to Dr. Bruno Ettenauer, Chief Executive Officer of CA Immo, "By selling these plots of land, we are exploiting the massive potential that exists in Berlin at this time and contributing greatly to our earnings. In line with our strategic objectives, we are significantly reducing the proportion of land reserves in the portfolio while benefiting from the positive market situation in the residential sector in particular. "

Development is moving rapidly in the Europacity district, which is close to Berlin's main station and government quarter . CA Immo pursues its own developments in commercial usage categories only, and especially the office and hotel sectors. Amongst other things, CA Immo will complete the new German headquarters of the oil company Total this year in its capacity as project sponsor and investor. Similarly, CA Immo is acting as pro-ject sponsor and investor for the InterCityHotel, which is also under construction at present. Furthermore, the company increases the value of land reserves by acquiring building rights and utilises them by means of sales or joint venture developments. Taking the latest transactions into account, seven other companies have acquired plots of land in the Europacity area with a view to realising their own development projects.
