Shoulder to shoulder: CA Immo and Patrizia develop city quarter in Munich

CA Immo and Patrizia Immobilien AG agreed on a joint venture to develop the Baumkirchen Mitte city quarter in Munich. The realisation of this project is scheduled to start as soon as the land-use planning process involving the City of Munich and CA Immo is complete. Demolition work on the site is already well underway.

This newly announced joint venture will handle broad sections of the planned construction activities in the Baumkirchen Mitte development project initiated by CA Immo. Together, CA Immo and Patrizia will lay out the quarter's intended residential building plots as well as develop land designated for high-end commercial use (e.g. offices. In total, this joint venture between CA Immo and Patrizia covers approximately 29,000 m² (312,153 sq. ft. of land, with planned gross floor space of around 45,500 m2 (489,757 sq. ft. for apartments and around 18,500 m² (199,132 sq. ft. for offices.

The land-use planning process now being carried out by the City of Munich covers the entire area surrounding former railway repair plant 4 in Munich's Berg am Laim district. This area has one boundary to the east, Baumkirchner Strasse, and one to the south, Neumarkter Strasse. Until this announcement, CA Immo was the major owner of this 131,100 m² (1,411,148 sq. ft. of land. One of the fascinating aspects of this particular development is that around 50 % of the overall site (62,000 m²/667,362 sq. ft. will not be built on, but will instead be kept and developed further as an ecological conservation area. Special paths will open up the area – which is currently inaccessible – to future residents, neighbours, and the general public. Overall, this future mixed-use quarter is scheduled to extend across 80,000 m² (861,112 sq. ft. of gross floor area. Of this, the majority (50,000 m²/538,195 sq. ft. will be used for around 490 planned apartments of various sizes for approximately 1,100 residents. There are also plans to construct a local amenity centre on Baumkirchner Strasse as well as two childcare facilities to serve the quarter. The sports club which currently enjoy the use of this land will be moving to a newly built sports hall on a neighbouring plot on Neumarkter Strasse.

The defining highlight of this quarter will be its generous and expansive green spaces. As well as the conservation area to the west, another 34,000 m² (365,972 sq. ft. on the built-up east side will be given over to public and private green spaces. Of this, around 3,000 m² (32,291 sq. ft. will take the form of roof gardens for use by all future occupants of the residential buildings.

The land-use planning process is based on an international urban planning and landscaping competition run jointly by the City of Munich and CA Immo in 2010. Draft concepts from urban planners Peter Ebner Friends (Vienna and landscape planners Mahl Gebhard Konzepte (Munich won the contest. As per the current timeline, the planning process should be completed by the end of this year. Initial construction work could begin immediately afterwards. In preparation for building on the land, all of the derelict and unsaveable buildings in the former repair plant are being demolished. This work is expected to finish in spring 2012.
